Appraising Condos, Co-ops, and PUDs (Virtual)

Single-family attached homes like condominiums, cooperatives, and townhouses are the primary housing option in many urban markets. New construction detached houses are typically in subdivisions and master plan communities. Age-restricted communities are popular with retirees. Most of these developments have one thing in common: they all have associations which are governed by condominium declarations, bylaws, and/or covenants, conditions, and restrictions that affect the bundle of rights.

The first part of this seminar builds the foundation for the discussion on appraising residential properties in community associations. You'll learn why it is necessary to know how to identify the property type, why it is important to have a full understanding of the governing documents, why you need to understand where it is located, and why it's critical to analyze the market. From there, you'll examine the four specific groups of community organizations: condominiums, cooperatives, planned unit developments (PUDs), and condominium hotels.

About the Instructor: Joyce Pusey, SRA, AI-RRS

Joyce Pusey has been a member of the Appraisal Institute since 1991. when she obtained the SRA designation. Prior to that, she had been an affiliate member of the American Institute of Real Estate Appraisers as an RM candidate. She also earned the AI-RRS designation in 2014. Joyce and owned and operated her appraisal office (Pusey & Associates Inc) for over 20 years and has also been an instructor for the NC Real Estate Commission (broker classes) from 1984-to 2015. She has been an instructor for real estate appraisal classes since 1990 when licensure began in North Carolina. These include the pre-licensing classes, continuing education, and of course, USPAP! While cutting back on day-to-day real estate appraisal assignments, Joyce is continuing to focus on real estate appraisal review assignments, consulting, and teaching. Joyce lives in Kernersville, NC is widowed, and has 3 grandchildren which are, of course, absolutely adorable! She enjoys horseback riding, traveling, and reading.
