Cost Approach in the Carolinas: Local Market Perspectives and Topics

This half day virtual seminar will give insight into different aspects of the Cost Approach including site development costs and sitework issues and how they vary across the state; land planning, environmental issues and costs, and timing when addressing soil suitability and mitigation; construction and upfit costs and what they include; and the lender perspective that would discuss issues related to financing and what support they look for in a Cost Approach.

Instructors include: Andy Aldridge, Edifice; Adrian Marbry, Park National Bank; Christian Preziosi, Land Management Group; and David Swain, Swain & Associates.

CE Credit Approval: NCAB & NCREC Approved for 4 Hours

About the Instructors

Andy Aldridge, Edifice
Serving as Vice President of Pre-construction, Andy provides the oversight and pre-construction management for both public and private projects. He also uses his expert knowledge of Edifice to develop opportunities of future growth for the company. Andy serves as a link between owners, architects and subcontractors – maximizing efficiencies by shaping projects on paper prior to the start of construction. Over the last 26 years, he has gained extensive knowledge, holding positions in pre-construction and project management in and around the Carolinas. Adrian Marbry, Park National Bank
Adrian is a commercial lender with Park National Bank serving the needs of local, regional and national borrowers operating within the Charlotte metropolitan area. With 19+ years of banking experience in both regional and national banks, Adrian has background in a variety of lending to include: agriculture, C&I financing, churches, construction, investment, owner-occupied and small business. Adrian’s extensive involvement in real estate finance has positioned him well with the knowledge and awareness of the necessary components to facilitate successful lending. Read more.

Christian Preziosi, Land Management Group
Mr. Preziosi received his Master of Science Degree in Marine Science (Concentration in Wetland Ecology) from the University of North Carolina at Wilmington in 1998. He completed graduate level training in wetland ecology, hydrogeology, and plant identification and taxonomy. Christian continued to work for the University performing water quality studies and identifying potential sources of impairments in various watersheds throughout the Wilmington (NC) area. He joined Vanasse Hangen Brustlin, Inc. (VHB) in 1999 where he assisted in the development of the Virginia Department of Transportation Compensatory Mitigation Manual. Read more.

David Swain, Swain & Associates
H. David Swain, a developer of commercial income producing properties in North and South Carolina, formed his development company, Swain & Associates, thirty-two years ago. Since that time, Mr. Swain has been active in the development of multi-faceted, income producing properties including shopping centers, office buildings, warehouses, free standing financial institutions and national restaurant chains. During the early phase of his career, Mr. Swain developed and constructed in excess of 45 apartment complexes. He currently owns 27 of these properties, which consist of approximately 1,800 units. Read more.
