Desktop Appraisals (Bifurcated, Hybrid) and Evaluations

As the world changes, so do processes and methods used in many businesses including the appraisal profession. While alternative appraisal services like bifurcated, hybrid, and desktop appraisals and evaluations aren’t new, they are becoming more popular. Many appraisers are uncertain about the general requirements of each service, how appraisal standards might apply, and how these services might create liability.

This seminar will provide more clarity about the different services being requested and help you to decide if these services are for you. It will review the expectations of alternative appraisal services, potential uses, appraisal standard implications, scope of work, and liability concerns as it applies to residential and commercial assignments. And it will review evaluation formats and the business opportunities for them.

CE Credit Approval: NCAB Approved for 7 Hours; NCREC Approved for 4 hours
*Students seeking CE Credit for states other than North Carolina are responsible for confirming with that state’s Appraisal Board that this course will be accepted.

Prior Registration is required by 12/10.

ACTION REQUIRED: Students will need to send a photo (ex: driver license photo) to [email protected] after registering. Our instructor will be verifying photo identification of students during roll call at the beginning and throughout the class. This is a NCAB requirement and you will not receive credit if we do not have a photo to verify your identification with.

IMPORTANT: Our instructor must be able to see you and you must be able to see the instructor. Zoom Meeting allows student/instructor interaction through the video and the chat function. This is a NCAB requirement and you will not receive credit if you do not have video capabilities to see the instructors/allow the instructors to see you.

About the Instructor

Douglas Potts MAI, AI-GRS, recently retired as Chief Appraiser for Commerce Bank, a regional super-community bank with nearly $26 billion in assets, 360 branches, and operations in 11 states.  He actively managed appraisal review and environmental due diligence, representing over $3 billion in annual loans. Potts is the 2018-2021 Chair of the Appraisal Institute’s National Government Relations Committee.  Former service includes the AI 2017 National Nominating Committee and 2011-2016 as the AI Region 2 member of the Government Relations Committee.  He continues as a member of the AI Client Advisory Board.  Potts attended the 2006 and 2007 Leadership Development Advisory Councils and received the 2006 Anglyn Award.  He has also assisted in a variety of AI work groups, including the Body of Knowledge team for the AI-GRS designation program, and the AI President’s Diversity Panel.
