Rural Valuation Basics

This 7-hour seminar teaches residential and general appraisers the fundamental skills they need to complete rural valuation assignments. Instruction focuses on land mix analysis, valuing improvements with extraction and allocation, and developing adjustments. Participants will learn how to find and analyze comparable sales and apply the data that is available in rural markets to support a credible opinion of value. PHOTO ID REQUIRED: Students will need to send a photo (ex: driver license photo) to [email protected] after registering. Our instructor will be verifying photo identification of students during roll call at the beginning and throughout the class. This is a requirement, and you will not receive credit if we do not have a photo to verify your identification with.

VIDEO/AUDIO REQUIRED: Our instructor must be able to see/hear you and you must be able to see/hear the instructor. Video must remain on throughout the entire class. Zoom Meeting allows student/instructor interaction through video/audio and the chat function. This is a requirement, and you will not receive credit if you do not have video/audio capabilities to see/hear the instructor/allow the instructor to see/hear you.

About Michael V. Tankersley, MAI, SRA, AI-GRS, AI-RRS, ARA, R/W-AC:

Michael V. Tankersley, MAI, SRA, AI-GRS, AI-RRS, ARA, R/W-AC started his professional appraisal career in 1993 after graduating from the University of Tennessee in Knoxville with a degree in finance. He is a second-generation appraiser. His training included residential, agricultural, and commercial properties.

Michael became a Certified General Real Estate Appraiser in 1997. The firm is in Lewisburg, Tennessee which is approximately 50 miles south of Nashville. Tankersley Appraisal specializes in small towns and rural markets. Since 1997, he has expanded their valuation assignments to include appraisal and reviews for lenders, eminent domain, tax appeal, property disputes, and other litigation support assignments.

Michael served the Greater Tennessee Chapter of the Appraisal Institute as a member of the Board of Directors from 2012 to 2014. His most important contribution to the chapter was as Chair of the Education Committee from 2014 to 2017. During that time, the chapter expanded their offerings from 318 classroom hours in 2012 to 573 hours in 2017. He was awarded the 2013 William S Latimore Junior, Member of the Year Award, for Outstanding Contribution to the Greater Tennessee Chapter, and the 2017 Roscoe D. Jackson, Memorial Award, for Outstanding Service to the Greater Tennessee Chapter.

Michael attended the Appraisal Institute Leadership Development and Advisory Council (LDAC) from 2010 through 2012. He was chosen to be a Discussion Leader in 2013. That year, the attendees elected him to be Vice-Chair in 2014 and Chair in 2015.

He was elected to serve as the 2016 Region IX Third Director and was appointed as the Region Financial Officer.

In June 2016, Michael was appointed by the Governor of the State of Tennessee to serve as a member of the Tennessee Real Estate Appraiser Commission.

Michael is currently serving on the Appraisal Institute Board of Directors as the Chair of Region IX. He is also serving on the Appraisal Institute’s Finance Committee and Strategic Planning Committee. He served on the Education Committee from 2015 through 2018.

Michael received the Appraisal Institute Outstanding Service Award in 2015. In 2017, he was awarded the Appraisal Institute Education Trust’s Y.T and Louise Lee Lum Award. Michael also received recognition as the 2017 Appraisal Institute fourth quarter “Volunteer of Distinction” for Region IX.

Tankersley has also earned the Accredited Rural Appraiser (ARA) designation from the American Society of Farm Managers and Rural Appraisers and has earned the Right of Way Appraisal Certification (R/WAC) from the International Right of Way Association.
