Job Description:
The ROW Real Estate Appraiser performs technical work related to completing real estate appraisals as directed by project managers. The position requires successful completion of the plan reading course and maintaining proficiency in the NCDOT Right of Way Manual, NCDOT Real Estate Appraisal Standards and Legal Principles, and USPAP. Technical services include supporting the ROW Appraisal Team with appraisal document preparation and administrative support as needed including and not limited to:

  • Property research and file setup; market research and ability to collect and confirm detailed sale or lease information.
  • Scheduling and attending in-person property owner inspections throughout North Carolina that may require the measurement of all improvements and sketch of interior floorplans (with supervisor within 90-day probationary period).
  • Assist with the preparation of appraisal reports that comply with all the requirements set out in the NCDOT Right of Way Manual; NCDOT Real Estate Appraisal Standards and Legal Principles; The Uniform Standards of Professional Appraisal Practice (USPAP); and all Local, State, and Federal requirements.
  • Professional communication with NCDOT for the transmittal and review of all appraisals completed.
  • General administrative support as well as other duties as required and assigned.

Requirements:

The ideal candidate for this position is a proactive, self-motivated individual seeking a permanent, fully-remote position with an established firm in the Right of Way (ROW) industry. The position requires an active North Carolina Real Estate Appraiser License (Certified General). A minimum of two years of experience in the ROW Real Estate Appraisal industry is required. Appraisal experience in eminent domain is preferred. Basic job requirements include but are not limited to attention to detail and the demonstrated ability to work efficiently under tight deadlines; ability to work simultaneously on multiple ROW projects and maintain the flexibility needed to meet ever-changing priorities and deadlines; ability to organize, schedule, and complete appraisals of various property types in different real estate markets in North Carolina; the demonstrated ability to communicate concisely and effectively both verbally and in writing with diverse groups of people; the experience working effectively with a team and independently with minimal supervision.

Salary/Benefits:

  • Permanent job status and monthly salary plus the opportunity for bi-annual bonuses with an established ROW firm (incorporated in 1998).
