This overview will provide the attendees with a basic outline of information and resources to assist them in completing this type of assignment.

Eminent Domain Appraising

This session will begin with an overview of the various types of eminent domain entities and the reasons appraisals are required in these cases. It will cover the fundamentals of before-and-after valuation and explain the significance of both value components. The discussion will also address different types of takings, including full right-of-way acquisitions and various easement scenarios. The session will conclude with an extended Q&A segment, offering newer appraisers an opportunity to ask foundational questions while also creating space for more experienced professionals to engage in deeper discussion.

Artificial Intelligence
Presented by Justin Gohn, Appraisal Institute, Philadelphia Metro Chapter; and Chandra Mast, Red Rose Appraisals
This session equips appraisers with a practical roadmap for integrating artificial intelligence into everyday valuation work. It begins by showing how to spot and mitigate bias in model outputs and prompts, then walks through an adoption framework—use-case triage, data readiness, skill building, and tech selection—before live-demoing leading tools such as ChatGPT (Canvas, Tasks, CustomGPTs), Claude, Gemini, and Perplexity. We will use the local North Caolina Market as an example for the demonstrations, including a market time adjustment analysis. Real-world prompts illustrate how retrieval-augmented ChatGPT can automate exploratory data analysis, generate visualizations, and tighten narrative reports, giving attendees tactics they can deploy as soon as they get back to the office.
